Main Beach is a thin strip of land with surf on one side and the channels of the Broadwater on the other. It runs from Narrow Neck up to The Spit and the Gold Coast Seaway. Sea World sits at the north end, and Tedder Avenue is the strip for cafes and shops.

Nearly every home here is an apartment, so most jobs happen indoors. A bathroom update, a kitchen refit or new sliding doors to the balcony are jobs that fit. Each one has to work around body corporate rules and the salt air.

What Brett does in Main Beach

What are homes like in Main Beach?

Main Beach is apartment country. In the 2021 Census, 89.2% of lived-in homes were flats or apartments. Separate houses made up just 3.4%, and townhouses 4.8%.

Many owners have paid off their homes. 46.4% were owned outright, 20.2% had a mortgage and 30.8% were rented. The median age was 57. One more number stands out. A full 33.7% of private dwellings were empty on Census night. If your place sits empty for long stretches, a job can be planned for when you are away.

How does salt air affect a Main Beach renovation?

Main Beach sits right on the surf. The QBCC says land within 1 km of a surf coast is in the sea spray zone. In that zone, salt in the air is hard on any metal left outside.

The QBCC warns that basic Z275 brackets are only for indoor spots that stay dry, not for decks and balconies that get wet again and again. It points to stainless steel instead. Think the same way about door tracks, rollers, hinges and screws on a balcony door. Pick parts made for the coast, so they last. Our guide to deck restoration covers timber that has taken a beating from the weather.

Do you need body corporate approval in Main Beach?

If you own an apartment here, your by-laws come first. The Queensland Government notes that putting in hard floors like timber or tiles is the reason for many body corporate disputes. Some schemes need approval before you change your flooring. A change that causes a nuisance, such as too much noise, may also breach the law that governs bodies corporate.

For an improvement to common property, the committee can say yes if it costs under $3,000 and does not spoil the look of the lot. Above that, it goes to a general meeting. Our guide to approvals for renovations covers the council side.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Main Beach

Can't see your question? Ask Brett.

Can I renovate my Main Beach apartment bathroom?

Yes, with good planning. Check your by-laws, then lock in the licensed trades. Brett does the carpentry and runs the job, and brings in the plumber, electrician and waterproofer. Ask the body corporate about any part of the job that reaches common property before work starts.

Could my Main Beach unit contain asbestos?

It might. Main Beach grew in stages, from blocks first sold by the State in 1922 to the Tedder Avenue area, built on land reclaimed in the 1950s. The Queensland Government says asbestos is common in homes built before 1990. If your building is that old, have suspect sheets or tiles tested by a NATA accredited lab first.
