Broadbeach is a small beachside suburb of just 1.4 km². It holds The Star Gold Coast, the Gold Coast Convention and Exhibition Centre and a surf beach patrolled by the Broadbeach Surf Life Saving Club. The state government developed the Broadbeach township, with lots selling from 1934. Holiday growth picked up after Lennon's Broadbeach Hotel was built in 1955 to 1956.
Today nearly every home is an apartment. That means most jobs here happen inside the unit: a new kitchen, a bathroom or new floors, all planned around your body corporate.

What kind of homes are in Broadbeach?
Broadbeach is almost all apartments. The 2021 Census found 97.6% of occupied homes were flats or apartments, with just 0.3% separate houses and 1.0% townhouses. The census counted 6,786 people, up 23.1% from 2016, with a median age of 46.
Two bedroom units are the norm at 61.3%, and one bedroom units come next at 19.6%. About half of homes, 49.5%, were rented. Another 29.5% were owned outright and 17.3% had a mortgage. On census night, 40.4% of private dwellings in Broadbeach were empty.

What should I plan for in a Broadbeach apartment reno?
Start with the age of your building. The QBCC warns that many homes built before 1990 may contain asbestos, in things like flooring underlay and splashbacks. If your tower is older than that, have materials checked by a licensed asbestos assessor before anything is pulled out.
Next, the wet areas. In a building format plan, the waterproof membrane in your kitchen, laundry or bathroom is usually yours to maintain, so it is yours to get right. Salt air counts too, so pick fittings made for the coast. The national building code calls for stainless steel fixings to bolt a deck to a wall within 200 m of breaking surf.

Do I need approval to renovate in Broadbeach?
For most Broadbeach units, the first yes comes from the body corporate. Check your by-laws for rules about work in your lot. If the job touches common property, the committee can approve changes that cost less than $3,000 and do not spoil the look of a lot. Larger changes need a vote at a general meeting.
You must also give the body corporate details of the work and what it is worth. For wet areas, waterproofing over $3,300 needs a certificate from a licensed contractor. Our council approval guide covers the rest.

Who looks after my balcony in Broadbeach?
It depends on your plan. In a building format plan, a balcony that sits outside your lot is usually the body corporate's to maintain. If the balcony is part of your lot, the body corporate still looks after things like railings near the lot boundary. Check your plan before you retile or add decking out there. Read the Queensland format plan guide.
Is a kitchen reno different in a Broadbeach tower?
A little. Inside your unit, pipes that serve only your lot are yours. Pipes, wiring and drains shared with other units are common property. If a new layout moves the sink or dishwasher onto a shared line, you will need the body corporate's okay first. Keeping the sink where it is makes the job simpler.
