Homes in Southport at the 2021 Census

  • 20.9%townhouses and semis
  • 54.6%flats and units

Southport is the Gold Coast's business centre and its most populous suburb, with 36,786 people at the 2021 Census. The Nerang River runs along its south-east edge and into the Broadwater. The light rail, Gold Coast University Hospital and Griffith University's campus are all here.

More than half the homes are units, so many jobs happen inside a block. A new kitchen or bathroom in an apartment, or a refresh of a house, both suit a carpenter who runs the job and books the plumber and electrician.

What Brett does in Southport

What are homes like in Southport?

Southport is mostly units. In the 2021 Census, 54.6% of lived-in homes were flats or apartments. 23.8% were separate houses and 20.9% were townhouses or semi-detached.

Most homes are rented, too. 57.9% were rented, 20.4% were owned outright and 17.9% had a mortgage. The median age was 37, younger than Labrador next door at 45. The skyline keeps changing, with 18 high-rise towers built, being built or waiting to start. If you own a unit here, our kitchen renovation cost guide shows what to budget.

What should you plan for on a Southport job?

Water shapes Southport. The Nerang River passes the suburb on its way into the Broadwater, the south end of Moreton Bay. The Bureau of Meteorology says floods in the river's lower reaches can be affected by tides and by storm surges from the ocean that come in through the Broadwater.

So look up your address on the council flood maps before a big ground-floor job. Near the water, choose outdoor fixings made for salt air. The QBCC says plain Z275 brackets are only for indoor spots that stay dry, and that weather-exposed decks need better protection, such as stainless steel.

Do you need approval to renovate a Southport unit?

Inside a unit, your first check is the body corporate. The Queensland Government says owners should look at the by-laws before making changes. Some by-laws need approval before new flooring goes in, and hard floors like timber or tiles are behind many body corporate disputes. Ask early if you want them.

The council adds two points. Minor repairs that don't affect the structure or fire safety of a building may not need approval. But the use or class of a building must stay the same as its building approval. If a job changes either, get advice from a certifier first.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Southport

Can't see your question? Ask Brett.

Does a Southport unit renovation need other trades?

Most kitchen and bathroom jobs do. Brett does the carpentry and runs the job, then books a licensed plumber, electrician and waterproofer where the work needs them. In a unit, ask your body corporate early about any by-laws that apply. Our waterproofing cost guide explains that step.

Could an older Southport house contain asbestos?

It could. Southport was first surveyed in 1874, so it has homes from many eras. Homes built before 1990 often have asbestos in them, the Queensland Government warns. If you are not sure, treat your home as if it has asbestos until a lab accredited by NATA tests it. Do this before any walls, floors or wet areas come out.
