Ashmore is a suburb of houses about 5 km from both Southport and Surfers Paradise. It grew out of the Ashmore Village housing estate in the 1970s, and was officially named in 1982. The Nerang River forms its south-west edge, and the Southport to Nerang Road runs along the north.
Most homes here are houses with a backyard to use. Jobs that suit them include a new deck off the living area, a kitchen refit, or fixing timber that has been hit by rot or termites.
What are homes like in Ashmore?
Ashmore is mainly houses. In the 2021 Census, 68.0% of lived-in homes were separate houses, 21.0% were townhouses or semi-detached, and 10.1% were flats or apartments.
This is a suburb of owners paying off homes. 38.9% of homes had a mortgage, 30.9% were owned outright and 24.5% were rented. Median mortgage repayments were $1,950 a month. The suburb grew fast after the 1970s. Ashmore State School opened in 1978, Ashmore Plaza came in the late 1970s, and Trinity Lutheran College opened in 1987.

What should you plan for on an older Ashmore home?
A house from the Ashmore Village years is now about 50 years old. Queensland Government advice is that asbestos is common in pre-1990 houses. Before a kitchen, bathroom or laundry comes out, have any suspect sheets tested by a NATA accredited lab.
Old timber can hide trouble too. A soft floor or a crumbly door frame may mean rot or termites. Our guide on wood rot or termite damage shows how to tell them apart. Also find out where your sewer and stormwater pipes run. The council says building near its pipes falls under its own code, called QDC MP1.4.

Does a deck in Ashmore need building approval?
Usually, yes. In the council's words, a new timber deck is likely to need building approval, which a private certifier gives. Under Queensland's Building Regulation 2021, a deck can skip approval only if it has no roof, sits no more than 1 m off the ground, covers no more than 10 square metres and has no side longer than 5 m.
Even then, the council says the work must still be checked against easements, sewer and stormwater services, the City Plan and the building codes. Some jobs near council pipes must be sent to the council by the certifier. Our deck footings guide covers the ground work.

Is Ashmore affected by Nerang River floods?
Parts may be, so check your own address. The Nerang River runs along Ashmore's south-west side, and the Bureau of Meteorology lists moderate to major floods on the river in 1931, 1947, 1954 and 1974. Look up your home on the council flood maps before a big job such as a new deck or ground-floor laundry.
Can I take out a wall in my Ashmore house?
Ask before you start. The council says only minor repairs or upkeep that don't affect the structure or fire safety of a building may skip approval. So if a wall holds up the roof, get a certifier to check the plan first. Opening a kitchen up to the living area is one job where this comes up.
