Benowa sits about 4 km south-west of Surfers Paradise and is known for its canals, with easy access to the Nerang River. It has two sides: established Benowa north of Ashmore Road, and Benowa Waters. Royal Pines Resort and the Gold Coast Regional Botanic Garden are here too.
Homes range from canal-front houses to townhouse complexes. A deck facing the water, a new bathroom or timber stairs are jobs that suit them.

What are homes like in Benowa?
Benowa is mainly houses, with plenty of townhouses. In the 2021 Census, 60.9% of lived-in homes were separate houses, 28.2% were townhouses or semi-detached and 10.3% were flats or apartments.
Owners hold most of it. 39.6% of homes were owned outright and 35.8% had a mortgage, with just 21.2% rented. Median mortgage repayments were $2,167 a month. The median rent was $580 a week, well above Ashmore at $450 and Southport at $410. The suburb is growing, too, from 7,979 people in 2011 to 9,889 in 2021.

What should you plan for on a Benowa canal home?
If your yard ends at a canal, the revetment wall is yours to look after. The council says these walls can collapse if they are not kept up, mostly in heavy rain and floods. It suggests an engineer report on the wall. That is worth doing before a big deck goes in near it. In a townhouse complex, the body corporate looks after walls that serve the scheme.
Water levels matter too. The Bureau of Meteorology says floods in the lower Nerang River can be affected by tides and storm surge. And the QBCC calls land 1 to 10 km from a surf coast a coastal zone, so ask for outdoor fixings that suit it.

What approvals apply to a Benowa waterfront deck?
A new timber deck on a Benowa block will likely need building approval from a private certifier, the council says. A canal block adds a few more rules. Rebuilding a revetment wall, or changing its shape, position or materials, usually needs a new approval. Under Local Law No. 17, the council can also order an owner to keep the wall in repair.
Plan where the water goes, too. The council says owners need its approval to run stormwater into the canal. If you want a deck around a pool, see our guide to timber pool decks.

Do Benowa townhouses need approval for renovations?
Check your by-laws first. Under Queensland body corporate rules, the committee can approve an owner's improvement to common property when it costs under $3,000, as long as you follow its conditions and keep the work in good repair. Jobs inside your lot still need a by-law check, as some schemes control changes to flooring.
How old is Benowa?
Older than it looks. Robert Muir used the name for a sugar plantation on the Nerang River in 1870, and the Benowa Estate went to auction in 1887. Some homes from the 1890s have since been replaced with newer ones. A few places, such as Rosser's house and gardens on Ashmore Road, are now heritage-listed.
