Helensvale was the first planned suburb on the Gold Coast's hinterland edge. Its first homes went up in 1976. Today, Helensvale station is the only place on the Gold Coast where trains, trams and buses all connect.

The north of the suburb has canal estates with boat access to the Coomera River and Saltwater Creek. Most homes are family houses, and most are lived in by their owners. A deck that faces the water, or new sliding doors that open the house up, suit homes like these.

What Brett does in Helensvale

What are homes like in Helensvale?

Helensvale is a suburb of houses. In the 2021 Census, 81.3% of homes were separate houses, 14.4% were townhouses or semi-detached and 4.0% were flats. Most are roomy, with 58.3% having four or more bedrooms.

Few homes here are rented. Just 19.0% were rented in 2021, while 46.0% had a mortgage and 30.9% were owned outright. That is a lot of long-term owners. When you plan to stay, it makes sense to fix the things that bug you every day, like a dark kitchen, a tired bathroom or an old deck.

What should you check before work in Helensvale?

Water shapes the north and east of Helensvale. Canal estates fill the north. Saltwater Creek flows up through the suburb. To the south-east, low mangrove swamps line Coombabah Creek on the way to Coombabah Lake.

If you live near any of this water, look up your block on the City's flood maps first. The City also has a flood resilient design guide for anyone building or renovating in a flood risk area. For a waterfront deck, choose timber and fixings that can handle life near water. Our guide to decking timber compares the options.

Does a Helensvale canal deck need approval?

Usually. The City says a new timber deck is likely to need building approval from a private certifier. A raised deck is only exempt if it is under 10 square metres and under 1 metre high.

Canal blocks add one more step. The City's rules include a waterfront setback, and even a small shed is only exempt if it stays out of the front and waterfront setbacks. A deck over 1 metre high in a setback may need the City's approval as well. Your certifier arranges that. Read our guide to council approval before you draw up plans.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Helensvale

Can't see your question? Ask Brett.

When were the first Helensvale homes built?

In 1976. Oxenford Holdings, a company formed by Mainline Constructions and Alliance Holdings, planned a new town on 689 hectares for about 10,000 people. The first homes went up south of Saltwater Creek, on old sugar plantation land, and a golf course was part of the plan. Helensvale became an official locality in 1979.

Could an older Helensvale home have asbestos?

Yes, if it was built before 1990. The Queensland Government says asbestos is common in houses from that time, and Helensvale's first homes date from 1976. If you are unsure, treat it as there until a NATA accredited lab says it is not. Sort this out before you pull out an old bathroom, laundry or kitchen.
