Coomera is a town and suburb beside the Pacific Motorway on the northern Gold Coast. The Coomera River runs along its south side. It is home to Dreamworld, which opened in 1981, and Westfield Coomera, which opened in 2018.
Homes here are mostly big houses, plus a lot of townhouses. That mix suits jobs like a kitchen renovation, or a new sliding door that opens a living room onto the yard.

What are homes like in Coomera?
Coomera has a bigger share of townhouses than Pimpama, Upper Coomera, Oxenford or Helensvale. In the 2021 Census, 26.1% of homes were townhouses or semi-detached, next to 72.8% separate houses. Flats were only 0.6%.
Houses here are roomy. About 67.2% had four or more bedrooms. Renting is common, too. In 2021, 53.7% of homes were rented, 34.3% had a mortgage and 10.0% were owned outright. In a townhouse, small changes can make a big difference. A better kitchen layout, or a door that opens wide to the courtyard, can make a compact home feel bigger.

What should you plan for near the river in Coomera?
The Coomera River forms the south edge of the suburb. On its way to the Broadwater, it crosses what local history calls the Lower Coomera floodplain. In the early days a ferry took people over the river. A road bridge replaced it in 1930.
So check the ground before you build. The City's flood maps include a flood insurance map. It shows if a property could be affected in five flood scenarios, from a 20% chance each year down to 0.05%. If your block shows up, choose deck posts and timber that can cope with water, and keep new work clear of low spots.

Do you need body corporate approval in Coomera?
If you own a townhouse, you will for some jobs. Townhouses sit in a body corporate, and its by-laws set the rules. Some by-laws need approval to change flooring. Noisy hard floors can also break a noise by-law.
Work on common property, the parts of the scheme you share, is treated as an improvement. The committee can approve it only if it costs less than $3,000 and does not take away from how the lot looks. Anything bigger needs a vote at a general meeting. The QBCC also says to get written approval from the body corporate for work that affects shared areas, before work starts.

How new is Coomera?
Much of it is very new. The old Koala Town wildlife park closed in the early 1990s, and its land is now homes. Coomera Rivers State School opened in 2011, and Foxwell State Secondary College in 2020. The suburb grew from 13,305 people in 2016 to 20,225 in 2021.
Can I add a deck to a Coomera townhouse?
Maybe. First, find out if the space is part of your lot or common property. Work on common property needs body corporate approval, and your by-laws may add their own rules. A raised deck also needs building approval unless it is under 10 square metres and under 1 metre high.
