Coolangatta is the Gold Coast's most southern suburb. Boundary Street marks the line with New South Wales, and Kirra, Coolangatta and Greenmount beaches face the ocean. The town was surveyed in 1883. It grew into a holiday town after the railway arrived in 1903.

Today most people here live in units, and in a unit most of the work you can do is inside. A kitchen renovation or a new bathroom can change how a small space works. The suburb's houses may want decks, stairs or new sliding doors.

What Brett does in Coolangatta

What are homes like in Coolangatta?

Most homes in Coolangatta are units. In the 2021 Census, 76.9% of the homes people lived in were flats or apartments. Only 13.1% were separate houses, and 7.3% were townhouses or semi-detached homes. About 6,491 people lived here, and the median age was 50.

Renting is more common than owning with a loan. 41.2% of homes were rented, 36.5% were owned outright and 19.2% were owned with a mortgage. On census night, 29.1% of private dwellings had no one home. If you rent your unit out, you may want work done quickly, in a gap between guests or tenants.

What should you plan for in a Coolangatta unit reno?

Start with the body corporate. The QBCC tells apartment owners to check the by-laws and to get approval in writing, such as meeting minutes or a resolution. Work that touches shared building parts, like pipes, wiring or load-bearing walls, may need body corporate approval. Your building may also set rules on contractor safety, insurance and use of shared areas.

For a bathroom, the QBCC checklist asks for a waterproofing certificate that says the work meets the standards. Older blocks need one more check. The QBCC says many homes built before 1990 may contain asbestos, in spots like flooring underlay and splashbacks. Our waterproofing cost guide covers the wet area side.

What approvals apply to work in Coolangatta?

Coolangatta has a lot of history on record. Many places here are on the Gold Coast Local Heritage Register, such as St Augustine's Church in McLean Street and the former Jazzland Dance Hall. If your building is a local heritage place, the City counts almost any work as development. That includes changing or repairing finishes like paint, wallpaper and plaster. If the impact on the heritage value is minor, you can apply for a Heritage Exemption Certificate.

For body corporate rules, the committee can approve an owner's change to common property if it costs less than $3,000 and does not take away from the look of the lot. Bigger changes need an ordinary resolution at a general meeting. See the Queensland Government guide.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Coolangatta

Can't see your question? Ask Brett.

Do I need approval for a deck on a Coolangatta house?

Most likely. City of Gold Coast advice is that most new timber decks will need a building approval, signed off by a private certifier. The exception is landscaping timber that sits right on the ground, with no posts or supports. A certifier can only approve your deck once any other approvals, such as town planning, are in place. Our deck cost guide helps you plan.

Does salt air affect balconies in Coolangatta?

It can. If your unit is within 1 km of breaking surf, Pryda's corrosion guide rates it as severe marine. For outside brackets in that zone, it calls for 316 marine grade stainless steel or an equal. The guide also says covered spots, like verandahs and roof overhangs with no ceiling lining, should be treated as outside, because they miss the sun and rain that dry and wash open surfaces.
