Tugun is a beach suburb on the southern Gold Coast. Tugun Beach runs from Flat Rock, on the Currumbin side, south to Bilinga. Back from the sand, the land climbs into Tugun Heights, the higher part of the suburb in the west.

You will find houses, townhouses and units side by side in Tugun. That means many kinds of jobs. You might want a new deck on a beach house, a fresh kitchen in a townhouse, or timber stairs up a sloping block. See our deck builds and kitchen renovations.

What Brett does in Tugun

What are homes like in Tugun?

Just under half of Tugun's homes are houses. In the 2021 Census, 46.2% of the homes people lived in were separate houses. Another 30.2% were semi-detached homes, row houses or townhouses, and 22.9% were flats or units. About 7,175 people lived in the suburb, and the median age was 39.

Most homes are owned. 38.9% were owned with a mortgage and 28.7% were owned outright, while 30.2% were rented. So both owners and landlords live side by side here. An owner might plan a bigger outdoor area for the family. A landlord might just want a rental kitchen or laundry that is tidy and works well.

What should you plan for on a Tugun deck or reno?

Salt comes first. Pryda, a maker of timber connectors and brackets, rates anywhere within 1 km of breaking surf as a severe marine zone. For brackets used outside in that zone, its guide calls for 316 marine grade stainless steel or an equal. It also warns that sheltered spots, like the open space under a deck or a verandah, can sometimes rust worse than parts left in full sun and rain.

Slope is the second thing. Tugun rises from sea level to about 50 metres, with Tugun Heights on the higher western side. A sloping block can mean taller posts and more steps down to the yard. Our guide to deck footings explains the basics.

Do you need approval for a deck in Tugun?

Often you do. For a new timber deck in Tugun, expect to need building approval from a private certifier, the City of Gold Coast says. A raised deck needs approval unless it is under 10 square metres, under 1 metre high and meets all the building rules. A deck over 1 metre high in a setback area may also need the City's own approval, which your certifier arranges.

Townhouse and unit owners should also read their body corporate by-laws before work starts. It is smart to look up your address on the City's flood maps too. They show the approximate flood depth and defined flood level for each property. There is more in our approvals guide.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Tugun

Can't see your question? Ask Brett.

Are there heritage-listed homes in Tugun?

Yes, at least one. The Gold Coast Local Heritage Register includes Ar Dee, a beach house in San Michele Street, Tugun. On a local heritage place, the City treats almost any work as development, even repairing paint or plaster. Works with only a minor impact may get a Heritage Exemption Certificate. Check the City Plan Heritage Overlay for your address first.

Could my older Tugun home have asbestos?

It could. The QBCC says many homes built before 1990 may contain asbestos. It was banned in building products in 1990, but a total ban did not start until 2003. The QBCC lists places like gutters, gables, flooring underlay, fences, sheds and splashbacks. Get any suspect material tested before an old kitchen or bathroom comes out.
