Elanora lies between Tallebudgera Creek and Currumbin Creek, on the inland side of the Pacific Motorway. The name is an Aboriginal word for "home by the sea". The suburb has its own state high school, a primary school, a large library and The Pines shopping centre.

Elanora is a suburb of owners, and most homes have three or more bedrooms. That makes it a good fit for a kitchen renovation, a bathroom update or a laundry that copes with a full house.

What Brett does in Elanora

What are family homes like in Elanora?

Elanora is mostly houses. In the 2021 Census, 78.7% of homes were separate houses, 17.1% were townhouses or similar and 4.2% were flats. Big homes are normal here. 47.6% had four or more bedrooms, 42.5% had three, and the average was 3.5.

Few homes are rented, just 16.9%. Most were owned outright (37.8%) or with a mortgage (42.7%). The median age was 42. If you plan to stay, the rooms you use every day, like the kitchen and main bathroom, are a good place to start.

What should you plan for on an Elanora renovation?

Check the age of your home first. Elanora State School opened in 1983 and the high school in 1990. QBCC uses 1990 as its cut-off: many homes built before then may contain asbestos, in things like flooring underlay, splashbacks and gables. Get it tested before old tiles or sheets come up. Our waterproofing cost guide helps when a bathroom is stripped back.

Then think about the creeks. Tallebudgera Creek runs along the north-west edge. The council says the defined flood level helps you raise new floors high enough, and its flood planning level adds about 30 to 50 cm more. Check this before you add a room or a deck on a low block.

Do you need council approval to renovate in Elanora?

Some jobs do and some do not. Gold Coast council says minor repairs or upkeep that do not affect the structure or fire safety may not need approval. Changing how a room is used is different. The council's own example is turning a garage into a bedroom, which needs approval even if no building work is done.

Out the back, a deck that stands on posts needs approval from a private certifier once it reaches 10 square metres or 1 metre in height. A low deck sitting right on the ground, with no posts, does not. Townhouse owners should also read their body corporate by-laws before any work starts.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Elanora

Can't see your question? Ask Brett.

Which deck fixings suit an Elanora home?

It depends how far you are from the surf. QBCC treats land 1 to 10 km from a surf coast as the coastal zone, and land within 1 km as the sea spray zone. Work out which band your home is in, then pick deck brackets and fixings to suit. For outdoor decks, QBCC points to a higher grade, such as stainless steel.

Can I build a deck near Tallebudgera Creek in Elanora?

Yes, but check your lot first. The council sets a waterfront setback area on lots next to a canal or waterway and looks at building there for flooding as well as looks. A deck more than 1 metre above natural ground in that area needs a referral agency application. Any fence there must be an open design.
