Palm Beach sits between two creeks. Tallebudgera Creek forms its northern edge and Currumbin Creek its southern edge, with the ocean to the east and the Pacific Motorway to the west. Both creeks are dredged, and sand from Currumbin Creek is used to top up the beach.
Houses and units are close to even here, with townhouses making up most of the rest. Work ranges from a unit kitchen to a deck restoration on a house that has faced years of sun and salt.

What types of homes are in Palm Beach?
Palm Beach has a bit of everything. The 2021 Census counted 40.9% separate houses, 38.4% flats or apartments and 19.8% townhouses or similar. Two-bedroom homes were 36.6% of the total, and three-bedroom homes 33.2%. More than a third of homes were rented (37.0%), 32.1% had a mortgage and 28.5% were owned outright. Of 8,353 private homes, 1,147 were empty on census night.
This is not a new suburb. Its first church opened in 1928, the surf club began in 1930, and the state high school opened in 1972. It had 16,349 people in 2021.

What should you plan for near the beach in Palm Beach?
Palm Beach's shore has had a lot of work. A training wall was built at the Tallebudgera Creek mouth between 1976 and 1981. In 2019 the council finished the Palm Beach Shoreline Project, which added sand and an artificial reef. For your home, keep two things in mind.
First, salt. QBCC's sea spray zone covers any land within 1 km of a surf coast. Outdoor brackets on treated timber decks need better protection, such as stainless steel. Second, erosion. The council says the State Government predicts sea levels could rise by up to 0.8 metres by 2100. Building in a coastal erosion hazard area may need extra checks.

Do you need approval for a Palm Beach unit renovation?
For units and townhouses, start with the body corporate. Some schemes have by-laws that need approval for new flooring. Work that touches common property needs the committee to agree if it costs under $3,000, or a general meeting vote if it costs more.
For a house, the council test for a deck is size and height. Stay below 10 square metres and below 1 metre off the ground and you may not need building approval. Go over either and you need a private certifier. If your lot backs onto Tallebudgera or Currumbin Creek, check for a waterfront setback, where a deck over 1 metre high needs a referral to council. See our guide to council approval for renovations.

Is my Palm Beach home in a coastal erosion area?
Look it up on the City Plan interactive map. Turn on the coastal erosion hazard overlay, then use its legend to see the hazard level for your block. If it applies, building work may need extra assessment under the City Plan and Queensland building rules. A private certifier can explain what that means for your job.
Could my older Palm Beach home have asbestos?
It could. QBCC links asbestos risk to homes built before 1990, in places like flooring underlay, splashbacks, gables and gutters. If your home is that old, have anything you are unsure of tested by a licensed asbestos assessor before a bathroom or kitchen comes out. If it is found, QBCC says to use a licensed remover.
