From Currumbin Creek south to Wyberba Street, Currumbin fills the gap between the Pacific Motorway and the sea. Currumbin Rock sits on the south side of the creek mouth and marks the start of a surf beach that runs down to Elephant Rock. The Gold Coast Highway crosses a bushy headland in Currumbin Hill Conservation Park.

It is a small suburb of about 3,300 people, with a mix of old beach houses and newer units. In an older home, a job can start with checking timber for rot or termite damage, then move on to a fresh bathroom.

What Brett does in Currumbin

How old are the homes in Currumbin?

Many go back a long way. The first blocks were advertised in 1904, and many houses date from a run of subdivisions in the 1920s. The suburb also has a number of fibro beach houses. Later came some high-rise units backing onto the hillside at Pacific Parade.

The 2021 Census shows the mix: 45.8% separate houses, 41.2% flats or apartments and 13.3% townhouses or similar. 35.7% of homes were owned outright, 31.5% had a mortgage and 29.9% were rented. Of 1,702 private homes, 321 were empty on census night.

What should you plan for on an older Currumbin home?

Asbestos and salt are the big two. A fibro beach house built before 1990 may contain asbestos, QBCC says. Look at gables, gutters, splashbacks and flooring underlay, and have anything you are unsure of tested by a licensed asbestos assessor before you cut or drill. The QBCC's advice for renovators explains the steps.

Salt is the other. Some homes in the south of the suburb are separated from the beach only by a public road reserve. That puts them well inside QBCC's sea spray zone, the band within 1 km of a surf coast, where outdoor decks need brackets with more than basic protection.

What approvals apply to a Currumbin renovation?

It depends on the home and where it sits. Units make up about four in ten homes, so for those, check the body corporate by-laws first. A new deck on a house will likely need sign-off from a private certifier, since the only raised decks let off are small ones, under 10 square metres and under 1 metre high.

Next, look at the water. The council dredges the Currumbin Creek mouth every year, partly to reduce flood risk. If your block is near the creek, check the council flood maps. If it is near the beach, turn on the coastal erosion hazard overlay on the City Plan map. Either overlay can add steps to the approval.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Currumbin

Can't see your question? Ask Brett.

Can I restore an old deck on a Currumbin beach house?

Yes, if the frame is still sound. Check posts, bearers and joists for rot, and swap rusted brackets for a better grade. The council says minor repairs that do not affect the structure may not need approval, while a new deck is likely to need building approval. Our deck restoration guide walks through the job.

Is Currumbin in a bushfire area?

Check your own address. Parts of the suburb sit near the bush of Currumbin Hill Conservation Park. The council's bushfire overlay is based on State Government bushfire prone area mapping. It shows land a fire could badly affect, bush that could carry a fire, and nearby land open to ember attack. If your home is on it, building work may need extra assessment.
