Nerang is an old river town about 12 km west of Southport. The Nerang River runs right through it, and the hills of Nerang National Park sit on its north-west edge. The town was surveyed in 1865, land was first sold in 1871, and its first hotel opened in 1872.

Most homes here are houses, from blocks near the town centre to streets close to the bush. A deck or timber stairs down to the yard are jobs that suit them well.

What Brett does in Nerang

What are homes like in Nerang?

Nerang is mostly houses. In the 2021 Census, 61.4% of lived-in homes were separate houses, 23.1% were townhouses or semi-detached and 13.3% were flats or apartments.

Many owners are still paying off their homes. 38.2% had a mortgage, 24.1% were owned outright and 30.9% were rented. Few homes sat empty, just 4.8% on Census night. The median rent was $390 a week. The suburb covers 35.9 square km, about five times the size of Ashmore, so homes sit on very different kinds of land.

What should you plan for on a Nerang job?

The river comes first. The Bureau of Meteorology says the Nerang River passes through Nerang below Hinze Dam. It lists moderate to major floods on the river in 1931, 1947, 1954 and 1974, and more flooding in 2013 and 2017. Look up your address on the council flood maps before a ground-level job.

Then think about bushfire. Nerang National Park is mostly hills and open forest. If your block backs onto bush, check the council's bushfire hazard overlay. It shows land that could be hit by bushfire or ember attack, and it is based on the State's bushfire prone area mapping.

Do you need approval for a deck in Nerang?

In most cases, yes. The council says a new timber deck is likely to need building approval from a private certifier. A deck over 1 m high may also need the council's approval if it is built inside a boundary setback. On a sloping block, a deck gets tall quickly, so settle the height early.

If your block is in the designated bushfire prone area on the council map, tell your certifier at the start. Our guides on deck footings and deck costs help you plan the rest.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Nerang

Can't see your question? Ask Brett.

Did Hinze Dam stop flooding in Nerang?

Not fully. The Bureau of Meteorology says Hinze Dam, finished in 2011, can reduce how bad floods are downstream, depending on the event. But it also says rain like 1974's would still cause flooding. The Bureau's flood table lists more river flood events in February 2022 and March 2025.

Do Nerang townhouses need body corporate approval?

Yes, if your townhouse is part of a body corporate scheme. Nearly a quarter of Nerang homes are townhouses or semis. Before work starts, read your by-laws, as the Queensland Government says they can affect what you change. Work on common property that costs under $3,000 can be approved by the committee.
