Homes in Burleigh Heads at the 2021 Census

  • 39.0%separate houses
  • 13.8%townhouses and semis
  • 46.7%flats and units
  • 33.8%owned outright

Burleigh Heads takes in the headland at the northern mouth of Tallebudgera Creek. One part is a narrow strip along the beach. The other runs inland beside the creek, where the Koala Park homes, built in the 1960s, sit among bush reserves. The town was first surveyed in 1871.

Close to half of all homes here are units. If you own one, your body corporate has a say in some jobs. Houses near the beach face salt air. Good fits include a unit bathroom renovation, or carpentry repairs to doors, floors and trims.

What Brett does in Burleigh Heads

Are most Burleigh Heads homes units or houses?

Units lead. The 2021 Census counted 46.7% flats or apartments, 39.0% separate houses and 13.8% townhouses or similar. Two-bedroom homes were the most common, at 40.6%. About a third of homes were rented (33.5%), while 33.8% were owned outright and 29.4% had a mortgage. Of 5,786 private homes, 1,027 were empty on census night.

Land here was sold in waves. After the town was surveyed in 1871, more land was cut up and sold in 1914, 1915, 1929, 1930 and 1947. The shops on James and Conner Streets were in place by the 1930s and boomed after the war.

What should you plan for on a Burleigh Heads renovation?

Salt comes first near the beach. QBCC calls land within 1 km of a surf coast the sea spray zone. It says decks and balconies out in the weather, often built with treated timber, need brackets with better protection, such as stainless steel.

In a unit, think about the people below. Queensland's body corporate guide says owners should think about noise for neighbours, and some by-laws need approval for new flooring. In the older houses, including the 1960s homes of Koala Park, check for asbestos. QBCC flags homes built before 1990 as ones that may contain it. Read our accessible bathroom guide if you plan to stay as you age.

Do you need body corporate approval in Burleigh Heads?

Often, yes. Check your by-laws before you book any work. If the job changes common property, the committee can approve it when it costs under $3,000 and does not spoil the look of the lot. If not, it needs an ordinary resolution at a general meeting. You must then look after the change. The Queensland Government page on improving common property and lots sets this out.

Houses near the beach have one more check. Turn on the coastal erosion hazard overlay on the City Plan map. Work on land in a coastal erosion hazard area may face more assessment.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Burleigh Heads

Can't see your question? Ask Brett.

Is a bathroom renovation in a Burleigh Heads unit harder?

It has more steps than a house. You need to check the by-laws, think about noise for the unit below, and book licensed trades like a plumber and a waterproofer. Brett runs the job and books those trades where they are needed. Our bathroom cost guide shows what goes into the price.

Can I build a deck at a Koala Park home in Burleigh Heads?

Yes, with the usual checks plus one more. Koala Park sits beside Tallebudgera Creek, with bush around it, including Burleigh Head National Park. Look up the council's bushfire overlay, as building in a bushfire prone area may need extra assessment. Most raised decks need a building approval too, since only those under 10 square metres and under 1 metre high are let off.
