Miami got its name in the early 1920s, when a land sale called Miami Shore was planned at North Burleigh, named after Miami Shores in Florida. Buyers built wooden or fibro bungalows, or rented cottages to holiday makers. Today the suburb takes in Nobby Beach, Miami Beach and North Burleigh Beach, with North Nobby hill rising to 46 m.
Houses now sit beside townhouses and units in near equal numbers. That mix suits general carpentry and repairs, new timber stairs, or a fresh kitchen or bathroom.

What are homes like in Miami on the Gold Coast?
Miami's homes split almost evenly three ways. In the 2021 Census, 36.6% of occupied homes were flats or apartments, 31.5% were townhouses or semis and 31.4% were separate houses. Most had two bedrooms (40.2%) or three (34.3%).
Renters lived in 39.3% of homes. Owners with a mortgage held 32.8% and owners outright 24.9%. The census counted 7,445 people, up from 6,843 in 2016, with a median age of 37. Away from the homes, there is some light industry around Christine Avenue, and the Pizzey Park sports complex was set up in 1969.

Do older homes in Miami have asbestos?
Some might. Miami's early houses were wooden or fibro bungalows, and the QBCC warns that many homes built before 1990 may contain asbestos. It can be in gutters, gables, flooring underlay, fences, sheds and splashbacks. A kitchen or bathroom strip-out can disturb splashbacks and floor underlay.
If you are not sure what a sheet is made of, the QBCC says the safest step is to have it checked by a licensed asbestos assessor. Read the QBCC asbestos advice before you start. Older timber also needs a close look before new work goes on. Our guide on wood rot or termite damage explains the difference.

What approvals apply to a deck or reno in Miami?
On a house block, a small deck can skip building approval. Queensland's rules allow it if the deck is no more than 10 m² in plan area, no side is over 5 m, it has no roof and it sits no more than 1 m above natural ground. Bigger, higher or roofed decks need approval, and small jobs must still meet council's planning scheme.
Miami's three beaches bring salt air. If your home is within 200 m of breaking surf, the national building code says the fixings that bolt a deck to your house must be stainless steel. Our council approval guide explains the rest.

Can I remove fibro from my Miami home myself?
Only a small amount, and only with care. The QBCC says home owners may remove 10 m² or less of non-friable asbestos, but they must follow strict safe work steps. For anything more, or if you are unsure, the QBCC urges you to use a licensed asbestos remover. Have the sheet tested first so you know what it is.
Do I need body corporate approval for a Miami townhouse reno?
If the work touches common property, yes. About two in three Miami homes are townhouses or units. The committee can approve a common property change that costs less than $3,000 and does not spoil the look of a lot. If it can't, the owners vote at a general meeting. You then follow any conditions and keep the work maintained.
