Between the Pacific Ocean and the canals of Mermaid Waters lies Mermaid Beach, with the Gold Coast Highway running through it. Nobby Beach is in its south. Its story goes back to about 1924, when 70 lots were advertised as the Mermaid Beach Estate.

The homes are a real mix of houses, townhouses and units. That suits a wide range of jobs, from a timber deck built for salt air to a new kitchen in a unit. If you are choosing boards, see which decking timber suits the Gold Coast.

What Brett does in Mermaid Beach

What are homes like in Mermaid Beach?

The 2021 Census counted 7,329 people in Mermaid Beach, up from 5,722 in 2011. Flats and apartments made up 61.9% of occupied homes. Separate houses and townhouses each made up 18.9%. Two bedrooms was the most common size at 52.4%, but 13.1% of homes had four or more bedrooms.

The median age was 35. Renters lived in 46.6% of homes, owners with a mortgage in 26.9% and owners outright in 23.9%. About one in five private dwellings, 22.8%, were empty on census night.

How does salt air affect a deck in Mermaid Beach?

The suburb's whole east side is the Pacific Ocean, so salt air is part of life here. The national building code sets a clear line. If your home is within 200 m of breaking surf, the fixings that bolt a deck's waling plate to the house must be stainless steel. Further back, hot-dip galvanised, stainless or monel fixings are allowed.

Salt keeps working on screws, brackets and joists after the deck is built, so check them each year. A tired deck may be saved with a deck restoration rather than a full rebuild.

Do I need approval for a deck in Mermaid Beach?

On a house block, a small, low deck can skip building approval. Queensland's Building Regulation 2021 lets a deck go ahead without it if the plan area is no more than 10 m², no side is over 5 m, there is no roof and the deck is no more than 1 m above natural ground. A bigger, higher or roofed deck needs a development permit from a building certifier.

Even small work must still meet the council planning scheme. And if your home is a townhouse or unit, which is about four in five homes here, your body corporate comes first. Check the Building Regulation 2021 for the full rules.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Mermaid Beach

Can't see your question? Ask Brett.

Can I add a deck to my Mermaid Beach townhouse?

Maybe. If the deck would sit on common property, you need body corporate approval first. The committee can approve an improvement that costs under $3,000 and does not spoil the look of a lot. Over that, it goes to a general meeting. You must follow any conditions and maintain the deck, and you may pay extra if it lifts the building's insurance.

Could my older Mermaid Beach house have asbestos?

It could. The QBCC warns that many homes built before 1990 may contain asbestos. It lists gutters, gables, flooring underlay, fences, sheds and splashbacks as places it turns up. If you are not sure, have it checked by a licensed asbestos assessor before a kitchen or bathroom strip-out. Use a licensed remover if it is found.
