Many homes in Mermaid Waters back onto man-made canals and lakes. It is a mostly residential suburb, just west of Mermaid Beach. It includes Lake Hugh Muntz, a 17 hectare freshwater lake. The suburb is also home to Miami State School, Merrimac State High School and the Broadbeach Library.

Family homes lead the way, many with four or more bedrooms. A waterfront deck, a new laundry or a bigger kitchen all suit these homes. On a canal block, the water's edge brings its own rules.

What Brett does in Mermaid Waters

What are homes like in Mermaid Waters?

The 2021 Census counted 13,088 people in Mermaid Waters. Separate houses made up 59.5% of occupied homes, townhouses and semis 31.9%, and flats just 6.6%. These are big homes: 38.0% had four or more bedrooms and 31.2% had three.

Most people own their home. 34.5% of homes were owned outright and 34.1% had a mortgage, while 28.8% were rented. Only 7.9% of private dwellings were empty on census night. The name comes from HMS Mermaid, the cutter that brought surveyor John Oxley to the area in 1823.

Can I build a deck near a canal in Mermaid Waters?

Yes, but the canal wall comes first. The City of Gold Coast says revetment walls can collapse if they are not kept up, most often in rain and floods. A falling wall can undermine a house. If your wall fails and damages a neighbour's land, you may have to pay for it.

That is why council may ask for a certificate from a Registered Professional Engineer Queensland (RPEQ). It shows the wall is fit for the building work you plan on a waterfront block. So before a new deck goes in near the water, get the wall checked. Then plan solid deck footings to suit the ground.

Do Mermaid Waters canal decks need council approval?

Some do. For homes next to a canal or waterway, council sets a waterfront setback area. It checks buildings there for looks and for water reasons like flooding. A deck or pool in that area more than 1 m above natural ground needs a council check called a referral agency assessment. Any fence in the setback must be an open design.

Council says most of the city is low-lying, so check your flood level before you raise, extend or rebuild. Look up your address on the City of Gold Coast flood maps. About a third of homes here are townhouses, so many owners will need body corporate approval too.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Mermaid Waters

Can't see your question? Ask Brett.

Who fixes the canal wall behind my Mermaid Waters home?

You do. The City of Gold Coast says private owners are legally responsible for revetment walls on their land or that benefit their land. Council only builds and looks after walls that protect public areas like parks and roads. Inspect your wall often, and most of all after king tides, big waves and storms.

How do I find the flood level for my Mermaid Waters home?

Council offers a flood level search. It gives the designated flood level in metres AHD and the ground level at the centre of your property. It does not show how far a flood spreads, and it does not cover local flash flooding. For exact property and floor levels, council suggests a licensed surveyor.
