Pimpama sits on the Pacific Motorway in the north of the City of Gold Coast, about 30 kilometres from Surfers Paradise. For a long time it was farm country. By 1908, local growers supplied nearly all of Australia's arrowroot.

Now it is mostly new estates and big family homes. The number of people living here jumped from 9,396 in 2016 to 24,601 in 2021. If your new home came with a bare back yard, a timber deck gives you somewhere to sit outside. A laundry upgrade can help a busy house run better.

What are homes like in Pimpama?

Pimpama is a suburb of houses. In the 2021 Census, 80.8% of homes were separate houses. Another 17.7% were townhouses or semi-detached homes. Flats made up just 1.4%. The homes are big, too. About two in three (65.3%) had four or more bedrooms.

What stands out is who owns them. In 2021, 56.9% of homes were rented. Only 9.8% were owned outright, and 31.5% had a mortgage. So a lot of Pimpama houses belong to people who rent them out. If that is you, think about the parts tenants use hard every day, like the laundry, the kitchen doors and drawers, and the back deck.

What should you plan for on a Pimpama job?

Pimpama sits low. Its height is listed at just 4 metres above sea level. The Pimpama River runs along the north edge of the suburb, and Hotham Creek winds through it before it joins the river.

So before you plan a deck, a new laundry or any work close to the ground, check your address on the City's flood maps. The flood depth map shows if a block is in a flood affected area, and the rough depth. If you need exact heights, the City suggests a licensed surveyor to check your property and floor levels.

Does a deck in Pimpama need building approval?

Often, yes. The City of Gold Coast says a new timber deck is likely to need building approval from a private certifier. A raised deck needs approval unless it is under 10 square metres and under 1 metre high. Timber laid on the ground, in full contact with the soil, does not.

Is Pimpama in a flood area?

It depends on your street. The Pimpama River runs along the north of the suburb and Hotham Creek runs through it. Look up your address on the City's flood depth map. For a firm number, order a flood level search. It gives the Designated Flood Level in metres AHD. It covers river flooding only, not flash flooding.

Why are so many Pimpama homes new?

The change from farms to suburbs began with a planning study in 1995, called the Coomera Charrette. When the first stage of a new sewage plant was finished in late 2008, a wave of housing estates followed. Some streets are older. The Canowindra estate in the north dates from the 1980s, and Hawthorne Woods has been built since 2000.
