Upper Coomera is on the west side of the M1, in the north of the City of Gold Coast. The Coomera River runs along its south edge and splits it from Oxenford. This is where the district's first village grew, in the hills near a river ford. It had the region's first school.
Today it is a big suburb of family homes, with 27,180 people at the 2021 Census. Most homes are houses with four or more bedrooms. Jobs like a back deck or new timber stairs suit homes like these.
What Brett does in Upper Coomera
What are homes like in Upper Coomera?
Upper Coomera is mostly houses. The 2021 Census counted 9,047 private homes. Of the homes people lived in, 80.8% were separate houses and 18.3% were townhouses or semi-detached. Flats were rare, at 0.3%.
These are big homes. About 65.5% had four or more bedrooms, and 28.9% had three. Nearly half of homes (47.6%) had a mortgage, 16.2% were owned outright and 34.2% were rented. If you are paying off a home you plan to keep, work that fits how your family lives is worth planning well. That might be a deck big enough for the whole crew, or a kitchen with room for more than one cook.

How do you build a deck on a slope in Upper Coomera?
Upper Coomera sits higher than most suburbs around it, at about 20 metres above sea level. The first settlers built in the hills. If your yard falls away from the house, a deck can end up well off the ground at the far end.
That changes the job:
- Taller posts and footings
- A balustrade on high sides
- Steps down to the lawn
Get the footings right, as they carry everything above them. Our guide to balustrade height covers the rules for high edges. Plan the stairs with the deck, not after it, so the treads, landing and posts all line up.

Who approves building work in Upper Coomera?
For a deck, approval comes from a private building certifier, not the council. The City of Gold Coast says a new timber deck is likely to need one. A deck more than 1 metre high also needs approval. If it sits in a setback, the City may need to sign off too, and your certifier arranges that.
In 2021, 18.3% of homes here were townhouses or semi-detached. These sit in a body corporate. Under the standard rules, the committee can only approve an owner's change to common property if it costs less than $3,000. Bigger changes need a vote at a general meeting.

How old is Upper Coomera?
Older than it looks. William Binstead took up land near a ford on the Coomera River in 1865. A village grew in the hills nearby, with a public house, a store and the region's first school. The School of Arts dates from 1896. The suburb had 25,276 people in 2016 and 27,180 in 2021.
Can the Coomera River affect my Upper Coomera home?
It might, if you live near it. The river forms the suburb's south edge. Early settlers used a ford they could cross at most times, but not in a flood. Before you plan work near the ground, look up your address on the City's flood maps. The flood depth map shows if a block is in a flood affected area.
