Oxenford sits between the Coomera River and the Pacific Motorway, about 19 kilometres north of Surfers Paradise. Warner Bros. Movie World and Wet'n'Wild are both inside its borders. The suburb takes its name from William Oxenford, who bought land in the Coomera district in 1869.

For years this was dairy country on the river flats. The first big housing estate came in 1975, so some homes here have stood for decades. That makes Oxenford a good place for a kitchen update or a bathroom renovation in an older home.

What Brett does in Oxenford

What are homes like in Oxenford?

Oxenford is a settled suburb where most people own their home. In the 2021 Census, 51.4% of homes had a mortgage and 22.2% were owned outright. Just 24.4% were rented.

Houses make up 73.4% of homes, and townhouses or semi-detached homes another 25.8%. That is about one home in four sharing a wall with a neighbour. Homes are a bit smaller than in Coomera and Upper Coomera to the north, where about two in three had four or more bedrooms. Here 52.8% had four or more bedrooms, 31.4% had three and 13.7% had two.

What should you check in an older Oxenford home?

Asbestos comes first. The Queensland Government says it is common in houses built before 1990, and Oxenford's first big estate went up in 1975. If you are not sure, assume your home has it until a NATA accredited lab has tested it. This matters most when you pull out an old bathroom or kitchen.

Old timber comes next. Look at the bottom of door frames, stair stringers and deck posts. Soft wood can mean rot or termites, and the fix is different for each. Our guide on wood rot or termite damage shows how to tell them apart.

What rules apply to building work in Oxenford?

Start with the river. The Coomera River forms Oxenford's west and north edges, and the old dairy farms sat on its flats. Check your address on the City's flood maps. The flood depth map is based on a flood with a 1% chance of happening in any year.

Then the deck. A raised deck needs approval from a private certifier unless it is under 10 square metres and under 1 metre high. If you own one of the many townhouses here, read your by-laws too. A change to common property needs body corporate approval before it goes ahead.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Oxenford

Can't see your question? Ask Brett.

Is Studio Village part of Oxenford?

Yes. Studio Village is a neighbourhood in the south of Oxenford, right next to Movie World and Wet'n'Wild. The theme parks inspired its name, and its street names point to Hollywood and film. It is part of the same suburb, so the same City rules for decks and building work apply there.

When were the first Oxenford housing estates built?

In the 1970s. In the early 1900s, most local families lived off small dairy farms on the river flats. By the 1970s, changes in how milk was made and sold forced many of them to close. In 1975, Mainline Corporation's Oxenford Estate opened. It was the first of many big housing projects in the area.
