  • 19.1%townhouses and semis
  • 18.0%flats and units

Hope Island is a water suburb in the north of the Gold Coast. The Coomera River wraps around its west and north sides, and Saltwater Creek runs along the south. It has three golf courses and three marinas.

The suburb is really three towns, each built around one big development: Sanctuary Cove in the north, Boykambil in the east and Santa Barbara in the west. The median age here was 50 in 2021. So an accessible bathroom or an easy to use kitchen can be a smart long-term plan.

What Brett does in Hope Island

What kind of homes are on Hope Island?

Hope Island has far more flats than Coomera or Helensvale next door. In the 2021 Census, 59.4% of homes were separate houses, 19.1% were townhouses or semi-detached and 18.0% were flats or apartments. Three bedrooms was the most common size, at 43.3% of homes.

Many owners have paid off their homes. In 2021, 40.1% were owned outright, 30.1% had a mortgage and 27.4% were rented. About 28% of people were 65 or older. If you plan to stay, think about how your home will work for you in ten or twenty years, not just how it looks today.

What should Hope Island unit owners plan for?

With close to one home in five a flat, and another one in five a townhouse, a lot of work here happens inside a body corporate. Bathrooms need extra care in a unit. The QBCC lists waterproofing failures among the most common defects, and its checklist asks for a waterproofing certificate when the job is done.

Plan for that from the start. Brett runs the job and books a licensed waterproofer for the wet areas. If you want a bathroom that is easier to use, ask about:

  • A walk-in shower
  • Grab rails
  • A wider doorway

Our guide to waterproofing costs is a good place to start.

What approvals do Hope Island renovations need?

It depends on which part of Hope Island you live in. Sanctuary Cove has its own state law, the Sanctuary Cove Resort Act 1985. Under it, the council's planning scheme does not apply to the resort site. The Act also refers to development control by-laws, and the principal body corporate must keep a copy on its roll.

Sanctuary Cove has 20 residential bodies corporate, and every lot belongs to one. Elsewhere on the island, units and townhouses follow their own scheme by-laws. Check the rules for your home before you lock in a design for a deck or a new kitchen.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Hope Island

Can't see your question? Ask Brett.

Is Sanctuary Cove part of Hope Island?

Yes. Sanctuary Cove is the gated town in the north of the suburb. Developer Mike Gore launched it in 1986, and it opened in 1988. Its marina sits where the Coomera River splits in two. Because it has its own Act and by-laws, check those by-laws before you plan any outside work.

Can I renovate a bathroom in a Hope Island unit?

Yes, but check first. The QBCC says to read your by-laws and get written approval from the body corporate for work that affects shared areas. Pipes, wiring and load-bearing walls can all need approval. Ask for a waterproofing certificate at the end. See our bathroom renovations page for how a job runs.
