Paradise Point faces the Broadwater, right where the main channel of the Coomera River flows in. South Stradbroke Island sits offshore and shelters the water. Along the esplanade there is a village of shops, parks and picnic spots.

It began with a land sale in 1953, and canal estates followed from 1970. Today it has a mix of older houses, townhouses, units and canal homes. Salt air is part of life here. Jobs like a deck restoration, or a bathroom renovation in an older unit, suit homes like these.

What Brett does in Paradise Point

What are homes like in Paradise Point?

Paradise Point has more townhouses than Hope Island, Helensvale or Coomera. In the 2021 Census, 51.6% of homes were separate houses, 33.3% were townhouses or semi-detached and 14.8% were flats or units. Two bedroom homes made up 24.6%.

Most people own their home, and many have paid it off. In 2021, 43.2% of homes were owned outright and 28.8% had a mortgage. Only 25.5% were rented. The median age was 53, and about three in ten people were 65 or older. A bathroom that is safe and easy to use can matter a lot here.

What does Broadwater salt air mean for Paradise Point?

Salt is the big one here. The national building code ranks how harsh the air is for metal roofing. Homes within 50 metres of the shore of a sheltered bay sit in its high band. The code also says the metal parts of a roof, like sheets and screws, must be compatible with each other. The wrong mix can rust faster.

The same thinking works for a deck by the water. Use fixings and brackets made for the coast, and timber that copes with salt, sun and spray. See our guide to decking timber before you choose.

What approvals apply to Paradise Point renovations?

Nearly half the homes here are townhouses or units, so many jobs start with the body corporate. Check your by-laws first. Some schemes need approval just to change the flooring, and noisy hard floors can break a noise by-law for the unit below. Work on common property needs the committee's OK if it costs under $3,000, or a general meeting vote if it costs more.

Decks still follow the City's rules. Unless your raised deck is smaller than 10 square metres and lower than 1 metre, a private certifier must approve it. For any block close to the water, the City's flood maps are worth a look.

Brett from Field Carpentry completed a renovation for us at our home in Ashmore on the Gold Coast. The project included two bathrooms, some large doors and windows, some brick work repairs, flooring modifications and some other bits. He was fantastic to work with and the quality of work was top notch. He was always very polite and considerate of us while living in the house through the Renos, always working with us to schedule things when it would suit our family movements. Brett is a very good communicator and a great builder. We will definitely use Field Carpentry again and would recommend them to other Gold Coasters.

Brett did a bang-up job repairing and restoring our wooden deck including building a set of fully-enclosed 2 metre wide steps from scratch. He listened to what we wanted to achieve and gave us a range of options to suit different budgets. A pleasure to deal with from go to whoa, we can't fault his work ethic, craftsmanship, communication or punctuality. Would we use him again? We're already writing our "2024 List for Brett"

Brett has done several renovation jobs for us over the last 15 years - timber and stainless steel back deck and railings, timber stairwell railings, refit and installation of cupboard units in laundry and bedrooms, and timber self-close fence side gate. A skilful tradie whose work I highly recommend - quality work, great follow-through, and just a great guy to have come into our home to do the necessary work.

Brett has carried out a range of medium to large jobs for us, including a new deck, a daybed, and he was a key part of the team that extended our house (a large reno project). His ability to bring a bespoke idea to life is incredible, as is his attention to detail. Just a great guy to work with, would recommend him to anyone.

I have hired Brett's expert carpentry services on a couple of occasions and both jobs were carried out in a professional manner. Brett is a perfectionist and takes pride in his workmanship and what he delivers. He carried out a semi kitchen reno job most recently which by no means was straightforward however he tackled it head on and a great result was achieved.

Questions from Paradise Point

Can't see your question? Ask Brett.

Do older Paradise Point homes have asbestos?

Some may. The first blocks here sold in 1953, and there were about 1,400 homes by 1983. The Queensland Government says asbestos is common in houses built before 1990. Until a NATA accredited lab has tested it, treat old sheeting as if it has asbestos. Do this before anyone strips out an old kitchen or bathroom.

Is Sovereign Islands part of Paradise Point?

Yes. Sovereign Islands is the canal estate at the north tip of Paradise Point. Work began in 1988, when Lewis Land Corporation turned two low mangrove islands into a gated group of six islands with deep water moorings. A bridge links it to the mainland. Homes there sit right on salt water, so plan decks and fixings with that in mind.
